Henderson is the one city in the valley that adds its own money to the SNWA grass rebate. As of October 2026, a Henderson homeowner removing a 1,000-square-foot lawn gets $5,000 from SNWA plus $575 from the city, plus $150 per qualifying tree between the two programs. The rules are the same ones that trip people up everywhere: apply and get the site visit before you remove anything, keep the conversion to drip irrigation, and reach 50 percent plant coverage at maturity. Henderson site conditions
Green Valley and Whitney Ranch lots are older and flatter, with mature trees and existing sprinkler systems we usually retrofit to drip. Anthem, Seven Hills, MacDonald Ranch and Black Mountain lots climb the foothills: expect caliche a foot or two down, slopes that need walls or terraces, and views worth designing around.
