Summerlin is the most design-reviewed part of the valley, and that is exactly why homeowners here call us. We have built front yards, backyards and full outdoor living spaces across the master plan for more than 20 years, and we know what the architectural review committees in each village expect to see before they say yes.
What we build in Summerlin
- Paver driveways, courtyards and patios in the muted desert tones Summerlin guidelines favor
- Outdoor living spaces: covered patios, outdoor kitchens, fire pits and pergolas built for the west-facing lots that catch the full afternoon sun
- Artificial turf in backyards and, where the village allows it, front yards
- Desert conversions that earn the rebate and still look finished: boulders, desert trees, agaves, flowering shrubs and a clean paver walk
- Landscape lighting for the entry, the trees and the patio, which matters when the house sits on a hill and the yard is on display
- Paver sealing and pressure washing to keep an older driveway looking like the day it went in

Working with Summerlin design review
Summerlin's guidelines are detailed, and they differ by association. Front-yard rock has size and color rules. Some villages restrict artificial turf and artificial plants to backyards. Walkways from the curb have setback rules. Custom-lot neighborhoods like The Ridges and Red Rock Country Club layer their own criteria on top.
We treat the review as part of the job. On the first visit we ask which association you are in, pull the current guideline sheet, and design to it. Then we prepare what the submittal needs: a scaled site plan, a plant and material list, product samples or photos, and drainage notes. Skipping approval in Summerlin can mean daily fines and forced removal, so we do not start until the approval letter is in.
Summerlin site conditions
Summerlin sits higher and further west than the rest of the valley. Lots near Red Rock get more wind and cooler winter nights than Henderson, which changes the plant list: we lean on desert natives and proven performers that handle both the July sun and a January frost. Many lots are graded with slopes toward the street, so drainage, retaining walls and terracing are often part of a backyard plan.

Rebates for Summerlin homes
Summerlin is Las Vegas Valley Water District territory, so a grass-to-desert conversion earns the SNWA rebate plus the district bonus: $7 per square foot combined for the first 10,000 square feet, as of October 2026. Our water rebates page walks through the rules. The short version: apply first, let SNWA see the grass, then call us to build.
Why Summerlin homeowners choose NV Landscapes
We are a licensed, insured, family-owned Las Vegas landscape contractor with more than two decades in the valley and a long list of Summerlin projects behind us. One crew does the hardscape, the planting, the irrigation and the lighting, so the HOA submittal, the schedule and the warranty all come from one place. Financing is available on larger projects; ask about it at the consultation.
Book a free Summerlin consultation and bring your HOA guidelines if you have them. If not, we will find them.
